CWHMC helped develop, open and manage the Hilton Garden Inn in Rockaway, New Jersey in 2001. Just after we opened, September 11, 2001 impacted everyone. In spite of this event, the hotel quickly became the leader in the market for revenue and quality of service. Our owner chose to sell this 162-room hotel in 2008 for $22 million; netting him and his wife a very healthy return. The purchasers were so impressed with the management CWHMC created that they hired our GM and kept the entire staff intact.

CWHMC started operating the Days Inn on the Boardwalk in Virginia Beach in 2005.   The profitability and quality of service was dramatically increased until 2008 when the owners, in conjunction with recommendations from us, chose to complete a $4 million renovation and convert the hotel to a Hampton Inn. In 2009, the hotel occupancy and room rates exceeded expectations, in spite of the worst hotel economic melt-down since records have been kept.

CWHMC took over management of the Days Inn Towson, Maryland in 1996. The hotel was in default and in extremely poor condition. With very little money, CWHMC was able to bring the hotel out of default and dramatically improve operations, profitability and service. The owner was able to sell this hotel in 2001 netting an increase in value and profitability on sale of $5 million.

CWHMC assumed management of the Quality Suites in Kissimmee, Florida, when an investment firm from California purchased this hotel in 1999. We completed a renovation, trained the staff and turned this hotel into the area's market leader.  We have kept it that way since the hotel was turned around. The hotel has, for the last eight years, maintained an occupancy in excess of 80% and has been recognized by Choice Hotels as the leader in REVPAR penetration.

CWHMC assumed the management of the Best Western in Rockville, Maryland in the spring of 2008. In one year, occupancy through July 2009 climbed from 61% to 81% improving profitability three-fold. This hotel was the second worst quality performer in the system and is now in the top quartile.

Coakley & Williams Hotel Management Company Signs 5 Management Contracts in Less Than 24 Hours

GREENBELT, Maryland - August 13, 2010 - In less than 24 hours, Coakley & Williams Hotel Management Company pulled together a landmark feat. Five management contracts were signed in one day. The new additions to the company portfolio include: The Holiday Inn Front Royal, Virginia with Houlihan's Restaurant; The Wingate by Wyndam St. Louis, Missouri; The Howard Johnson, Days Inn, and Red Roof Inn in Branson, Missouri.

Gary Williams, President of Coakley & Williams Hotel Management Company, has been working diligently to make these projects come to fruition. In response to this incredible accomplishment Mr. Williams said, "We are very excited about this great opportunity for our company. This will be the largest increase in business that our company has had at one time. All of our teams are ready to transition these properties in a very proper and methodical way. We believe that we are going to be very effective at improving the sales and profitability in these hotels."

The addition of five contracts in one day has been an unprecedented accomplishment in Coakley & Williams history. The company now operates all three Houlihan's Restaurants located in the State of Virginia. Additionally, they now oversee 28 properties with 19 different franchises that collectively amount to nearly 5,000 rooms.

GREENBELT, MD – May 5, 2008 – Following record growth in 2007, Coakley & Williams Hotel Management Company has added five additional third-party management agreements in the first 100 days of 2008, including its first assets in Texas and Tennessee.

Today, with nearly 3,500 guestrooms under contract in 24 separate assets spread around the country, Coakley & Williams operates properties ranging from 330 to 50 rooms in both the full and select-service segments.   The 2008 additions continue the company's focus on working with owners to maximize the returns on a variety of hospitality investments.

Coakley & Williams Hotel Management Company Re-Flags Holiday Inn Fort Washington

Pennsylvania hotel completes major renovation and recovers its brand 

GREENBELT, MD – March 26, 2008 – Coakley and Williams Hotel Management Company announced the recent re-flagging of the Holiday Inn Fort Washington Hotel in Fort Washington, Pennsylvania. The 220-room full-service property offers extensive food and beverage facilities, catering to large conventions and small meetings, in addition to visitors to suburban Philadelphia.

The property's owner teamed with Coakley and Williams Hotel Management Company shortly after it lost the Holiday Inn flag in 2007. "There was an extensive property improvement plan that needed to be completed according to IHG standards" said Tim Donley, Vice President of Operations, "and we had a very short timeframe to get this completed to ensure that we would once again carry the Holiday Inn banner." 

The flag change, coupled with Coakley & Williams marketing direction, has positioned the hotel for a successful year ahead.   Jerry Sprinkles, General Manager said, "we have already seen a lot of last minute bookings and Priority Club bookings since we were able to turn the Holiday Inn reservation system back on.   Our property team is walking around on cloud nine!" 

The Holiday Inn Fort Washington becomes the sixth current Intercontinental Hotels Group branded property in the growing Coakley & Williams portfolio. The Maryland School for the Blind Accepts One of the Largest Gifts in School's 152 Year History

Nationally Recognized Hotel Management Firm to Manage Inn for School 

BALTIMORE, MD - (November 2, 2005) The Maryland School for the Blind is pleased to announce that Mark Gross, long-time resident and business owner in Carroll County, has made a gift to the school of the property he owns at 5 South Center Street in Westminster. This property, which has been valued at over $4 million by the donor's counsel, is home to The Westminster Inn Bed and Breakfast, Maria's Restaurant, and the East End Athletic Club. This historical building, built in 1899, is a beautiful complex redeveloped by Mr. Gross in the late 1980's.

According to Mr. Gross, the purpose of this gift is to provide on a larger scale what he has only been able to do on a small scale - impart an opportunity for those with special needs and talents to have a place where they can train vocationally and educationally in order to broaden their scope of possibilities. The Maryland School for the Blind seemed like the perfect beneficiary, since it was their desire to provide vocational training opportunities to a wider contingent of people with special needs. It is Mr. Gross' hope in this regard that the students benefit as much from the Inn as the Inn will benefit from them.

It is anticipated that there will be no changes in the normal operations of The Westminster Inn, Maria's Restaurant, or the East End Athletic Club, but rather that they would, in the future, provide educational and career learning experiences to the students who are served by MSB.

Mr. Gross is extremely pleased that The Maryland School for the Blind has accepted this gift and is optimistic for what the future may hold.

"As a private, nonprofit institution, MSB relies heavily on the generosity of its donors," said MSB President Elaine Sveen. "While certainly unusual, Mr. Gross' gift of a fully operational business enterprise opens new kinds of opportunities for advancing the mission of the school."

Located in Parkville, in Northeast Baltimore, The Maryland School for the Blind is a private, nonprofit school dedicated to educating children and youth from infancy to age 21 who are blind, visually impaired, and multiply disabled. Each year, the school serves more than 700 students throughout the state.

President Sveen explained that the MSB Board of Directors wanted to ensure the Inn would not distract from the school's primary mission to its students and parents.

MSB has established two limited liability companies -- MSB Properties, LLC and MSB Enterprises, LLC -- with separate boards to oversee the running of the enterprise. It is not currently anticipated that MSB staff and resources would be involved in the operation of the The Westminster Inn, or that changes in the normal operations of the Inn or the restaurant and athletic club would be made.

The school also announced that Coakley & Williams Hotel Management Company, a nationally recognized hotel management company based in Greenbelt, MD, has agreed to manage the day-to-day operations of the historic Westminster property pro bono. The hotel management company also will handle sales and marketing, accounting controls, and audit functions, as well as human resources and information technology management.

"Having a respected hotel management company like Coakley & Williams Hotel Management Company offer to manage this property ensures that the MSB staff can continue to focus on their mission to educate blind and visually impaired children throughout Maryland. We have been truly blessed to receive both gifts. We first need to focus on the transition of ownership. Further down the line, we hope to explore other creative ways to use this property to more directly enhance our educational mission."

Gary S. Williams, President of Coakley & Williams Hotel Management Company, said he and his staff had recently discussed creative ways that the company could give back to the community when he received an unexpected phone call one afternoon from President Sveen, who explained that, as a life-long educator, she needed expertise in taking advantage of the potential gift of a fully functioning bed-and-breakfast.

"After visiting MSB's beautiful Parkville campus and seeing the good things the school is doing for these young people, I wanted to see how we as a company could help. I knew this was a partnership that Coakley & Williams Hotel Management Company could be passionate about within a few minutes into my tour of The Maryland School for the Blind."
