Based in Greenbelt, MD outside of Washington, DC. We have team members located in Florida and in Atlanta, Georgia. We have operated numerous hotels in markets across the United States.

Typically, the employees of the hotels we operate are employed by either the Owner or a PEO (Professional Employment Organization). The General Manager is usually the only employee of CWHMC. However, this is not required.

Gary Williams is President of CWHMC and is sole stockholder of the corporation. We are 100% debt free.

Typically, a monthly fee based on a percentage (3-4%) of a hotel’s Total Revenue plus a $500 Centralized Services Fee.

We typically do not charge an incentive management fee. However, we can structure one, if so desired.
We do not have hidden fees. All fees are clearly defined in the Management Agreement. Other expenses are pass through operational costs that are explained in further detail within the Management Agreement. An example of this would be reimbursement for travel to and from the property. Expenses such as this are included in the annual budget that is presented to and approved by the ownership.

Coakley & Williams does charge a 5% renovation fee that is based on the total cost of the project cost. This is approved in advance from the Owner.

We typically have a three year agreement; however, the ownership may terminate it at any time for any reason, provided there is advance notice (normally within 90 days). We do not charge a termination fee.
